1. About Los Arcos
A beautiful, boutique-style apartment block, Los Arcos gets its name from its Spanish Villa design. Located in White Rock BC, Los Arcos was built in 1974 and is just a few blocks away from the shoreline of the Pacific Ocean. Constructed entirely of concrete, the entire building, including the roof substrate (or surface), posed an interesting and exciting challenge for the case of re-roofing.

2. Reason for the Project
Sometime in the early 2000’s, a contractor had installed a roof over top of the existing insulation layer, providing a band-aid type solution. At best, this layer offers 10-15 years of protection from the elements before needing extensive repairs.
As a result, council made the decision to enlist a reputable roofing contractor to handle the full replacement of the existing roof and insulating layers. Since the surface of the roof was constructed out of concrete, the new layers of insulation had to be anchored down in a way to withstand the harsh winds of White Rock. Luckily, our team at Coast Mountain Roof had the solution.

3. The Solution
Using a torch, we welded an SBS modified vapour barrier to the primed concrete roofing substrate, waterproofing the roof. We then installed a Soprema Duotack expanding adhesive to achieve CSA 123.21 wind uplift performance. Not only does this protect the roof from White Rock’s high winds, but it provided a flat and sound surface to install the base ply membrane and subsequent layers on.
Once the insulation layer was installed over the vapour barrier, a semi self-adhered Soprema Colvent base ply was installed directly to the polyiso insulation. We chose the semi self-adhered base ply for two reasons. Firstly, it allows any moisture content caused by constant sweating or curing of the concrete surface to dissipate through the membrane. This prevents the membrane from blistering as you may see in a conventional application. Secondly, it increases efficiency of application as this base ply can be applied directly to an unprimed, glass-faced polyiso rigid insulation board.

4. The Result
SBS/ Torch-On roofing systems are durable and low maintenance. The multiple layers are airtight, providing a waterproof and UV resistant surface, held strong by the torch application. Cost of repairs is greatly decreased due to the materials resistance to decay and degradation over time. Now able to withstand the harsh climate of White Rock, including strong Pacific winds and heavy rainfall, Los Arcos has a roof built to last.
